Abigail House and Ewart House, Harrow

This is an award winning exemplar scheme combining extra care for older people and a purpose built block of flats for shared ownership.

Octavia provided development services to Harrow Churches Housing Association to redevelop outdated sheltered bedsit housing at Richards Close. The project provides Harrow Churches Housing Association with a flagship ‘extra care’ scheme which will combines 47 purpose-designed flats for elderly residents with support facilities for older people in the local community. In addition Harrow Churches Housing Association will get 7 fully wheelchair accessible flats for affordable rent.

The site will also accommodate 22 flats for shared ownership or rent to homebuy leased and managed by Octavia.

Planning consent was given in December 2008 and the scheme was completed in Autumn 2010.

The extra care scheme has been designed to offer older people more choice, to promote independence and provide an affordable alternative to residential care.  It offers a higher level of support than can generally be provided within a traditional sheltered housing scheme. All flats are fully accessible and adaptable over time, and make use of assistive technology to promote independence whilst ensuring a safe and secure environment.

The buildings are highly energy efficient, and all the extra care flats achieve Code for Sustainable Homes Level 4. Internal water consumption meets BRE targets through use of rainwater harvesting and a combined heat and power plant will work in combination with solar thermal and photovoltaic panels.
