Octavia’s Fitzrovia homes offer affordable housing in central London

Clipstone Mews3

A development providing high-quality, affordable homes for rent, right in the heart of west London’s Fitzrovia, has just been completed by the housing provider Octavia in partnership with McLaren Construction.

Clipstone Mews is a stylish development of 15 one-and-two-bedroom flats, which are available for Intermediate Rent at between £162-324 per week (including service charge), which is well below the cost of private rented homes in the area.

Supporting the Government’s focus on good design and beautiful places, behind the development’s attractive brick façade are energy-efficient homes with many details more usually associated with private rentals let at a much higher price. These include floor to ceiling Crittall style windows, Karndean flooring, built-in Zanussi kitchen appliances, private balconies and zoned underfloor heating.

The development also features a first-floor ‘podium’ style roof garden with outdoor seating and a play area for children, providing a safe, green space for residents to spend quality time.

With views of the iconic British Telecom Tower, Clipstone Mews is just a few minutes’ walk from Oxford Street and residents will benefit from excellent transport links, including four tube stations close by.

Octavia has more than 5,200 homes in west and central London for rent and shared ownership. The housing provider secured the 250-year lease to develop Clipstone Mews by competitive tender in May 2020. Residents will be nominated to the scheme from Westminster City Council’s housing register, enabling people on lower incomes to live in central London, close to where they work or have social ties.

Dave Woods, Director of Development at Octavia said: “Octavia is committed to delivering good quality, affordable homes in some of the most expensive parts of the capital. Our aim is to enable people on low incomes to remain in the capital because we believe in the value of mixed, diverse communities. These are beautiful, environmentally sustainable, and life-enhancing homes. Clipstone Mews offers the ultimate in urban living without compromising on access to green space - a legacy inherited from our founder and environmental campaigner, Octavia Hill.”

Managing director for the London region at McLaren Construction, Darren Gill, said: “Octavia can take great pride in the quality of homes it has provided in central London for well over a century. These aren’t just highly specified homes that offer a level of comfort comparable with the open market. They are designed and built to offer very high levels of energy efficiency. Residents can look forward to low running costs and a reduced impact on the climate.”

The handover of this scheme comes at a time when the need for affordable homes is ever more pressing, as the economic impacts of the pandemic continue to effect on those in greatest housing need. Building good quality, affordable and well-designed homes, is central to Octavia’s approach, and a core part of its new Corporate strategy, Better Lives for All 2021-24.”

Alongside grand 18th and 19th century buildings, London W1 is already home to many Octavia properties including the prestigious Fitzroy Place. Find out more about Octavia’s other developments here www.octavia.org.uk/what_we_do/developing_homes
